The EQREP Process: 1-2-3

1. Clarifying Priorities & Constraints

Nine out of ten projects regardless of size or type spend too much energy focusing on WHAT they are going to build. This is what we call SCOPE. Once the bids come back on the beautifully designed scope, panic sets in because they have blown the budget many times over before the first shovel hits the ground. We call this COST. And by the way, why isn’t the project completed yet? We call this SCHEDULE. In our experience, COST and SCHEDULE are THE top priorities for every owner. They are in fact constraints within which the scope must fit. At EQREP, we approach each PROJECT as SCOPE, COST and SCHEDULE – all three need to be developed simultaneously, from conception through project completion.

2. Navigating Complex Endeavors

We thrive on navigating complex business problems. The greater the challenge the greater the fun!-Every real estate property, from a single-family home to a high-rise commercial office building is a complex business in an of itself. Add a capital investment project, or even managing ongoing repairs and maintenance during normal operations, and you can get lost quickly without a map. We take an iterative approach to diligence, project planning and risk mitigation which allows for the project to advance quickly, providing the information just in time for effective decision-making, and building confidence amongst the entire project team along the way. Our ability to expeditiously guide a project from the conceptual phase to mobilization, gathering momentum and confidence which continues through the construction phase is definitive of what we do best.

3. Coordinated & Effective Execution

We define a successful project by whether the Owner and the Project Team are talking to each other after the project ends! There are so many moving parts and decisions to be made, field conditions to be resolved in any given construction project. Unless you are in this business, it is easy to get overwhelmed (even those in the business get overwhelmed. At EQREP, we have found that it is imperative to successful project delivery that you have a disciplined system which involves Project Administration, Cost, Schedule, & Quality Controls and Free-flowing Proactive Communication. We are proud to say that most of our projects come from repeat clients or through referrals from past clients. Moreover, when you work as hard as we do on complex, worthwhile endeavors with others who love this stuff as much as we do, some very close friendships form as well.
