Residential Major Renovation –
E Westminster Ave, Lake Forest, IL

ROLE: Owner Representative to Church Vestry
BUDGET: $ Confidential

Single Family Residence, Rectory approximately 6,000 SF built in cir. 1890, had undergone many small scope renovations over the course of the past 30 years. In addition to replacement of boiler hot water and humidification systems, the house needed an overall reimagining of the space layout, having been cut up into many small rooms through successive smaller scope renovations.

The concept was to provide updates needed for a modern family, including increased closets in the Master and other bedrooms, adding an en suite bathroom to one of the 2nd floor bedrooms, and to provide a public/ private separation for the Rector’s family. The Rector could be entertaining parishioners while his family could go about their business. This involved relocating the 1st floor bathroom as a powder room which could be accessed by both the public entertaining spaces and from the family room. Structural elements were added to the master bedroom and the Family room to provide more of an open layout. The kitchen was completely redesigned, hardwood flooring installed and upgraded electrical wiring, devices and fixtures were installed. The renovation sought to preserve the historic character and architectural details, which was made possible by a detail-oriented design-build approach and talented contractors.
